HAZARD AND WINDSTORM INSURANCE

Seaplace Insurance Covers:

  • The building
  • Drywall for all walls
  • Electrical and plumbing systems inside the walls
  • All AC/ Heating equipment

Owner's Responsibility: Alterations and Additions/Building Improvements

  • Wall and ceiling finish (paint, wallpaper, etc.)
  • Flooring (carpet, tile, wood, etc.)
  • Electrical fixtures/ Plumbing fixtures
  • Appliances
  • Water heaters
  • Built-in cabinets and countertops
  • Window treatments

Owner's Responsibility: Contents/Personal Property

  • Furniture and electronic equipment (TV's, computers, etc.)
  • Artwork and jewelry
  • Clothing and other personal items

FLOOD INSURANCE

Flood = Rising Water. Not wind-driven rain or water from above

  • Flood insurance is provided by the National Flood Insurance Program (NFIP)
  • The NFIP limits building coverage to $250,000 max per unit
  • The NFIP limits personal property coverage to $100,000
  • Additional insurance is available outside the NFIP, but is more expensive
  • Coverage is based on replacement cost
  • Increased Cost of Compliance Coverage is included up to $30,000 per unit, but not to exceed the $250,000 limit

Seaplace Flood Insurance Covers:

  • The building and foundation
  • Wallboard
  • Electrical and plumbing systems
  • Air conditioning and water heaters
  • Refrigerators, stoves and dishwashers
  • Permanently installed flooring (carpet, tile, wood, etc.) - As originally constucted
  • Permanently installed cabinets, bookcases, etc. - As originally constructed

Owner's Responsibility:

  • Personal belongings such as clothing, furniture, electronics, etc.
  • Washer and dryer
  • Curtains
  • Artwork (up to $2,500)
